Terms and Conditions
1. Advance bookings can only be secured on receipt of credit/debit card details or by personal cheque.
2. For advance bookings that exceed 6 months or £500 we require a 25% deposit of the total booking.
3. Once a deposit has been taken no amendment to that booking can be made.
4. Deposits are non-refundable.
5. Any finalised bill paid by Credit or Debit card is subject to a £1 handling fee.
6. For a single night booking, payment is preferred in advance or at time of arrival.
7. Sorry, we do not except cheques for settling the room bill.
8. Any damage to or removal of the fixtures and fittings must be paid for.
9. We are a no-smoking establishment anyone found to be smoking will be asked to leave with no refund.
10. Luggage and personal belongings left unattended are not the responsibility of The Brae Lodge Guest House.
11. Sorry, we do not allow pets or animals in the guest house or its grounds.
12. Check out is by 10am unless otherwise arranged.
13. Our check in time is between 4pm and 7pm. We cannot guarantee that someone is available to check you in outside these hours.
14. Check in is subject to room availability.
15. Any discounts and/or special offers are subject to change during the seasonal periods.
16. Without formal proof of age children's tariff will be at the owners or their representative’s discretion.
17. No responsibility is taken for loss or damage to vehicles parked in the car park.
18. Guests are advised to remove all valuables and keep their vehicles locked at all times.
19. Vehicles cannot remain in the car park after guests have checked out of the guest house.

Cancellation Policy
We strongly advise you to take out Travel Insurance for cancellation and other unexpected events.
* We reserve the right to amend the cancellation policy.
* All cancellation notices must be in writing or via e-mail.
* A cancellation request is for the full term of the booking.
* Bookings cancelled within 7 days of arrival will be charged the full booking cost, if the room(s) are not re-sold.
* Bookings cancelled within 14 days of arrival will be charged a one nights stay, if the room(s) are not re-sold.
* Deposits received are non-refundable.
