Terms and Conditions

  1. Advance bookings can only be secured when we have full credit/debit card details
  2. For advance bookings that exceed 6 months or £500 we require a 25% deposit of the total booking.
  3. Once a deposit has been taken no amendment to that booking can be made.
  4. Deposits are non-refundable.
  5. Any finalised bill paid by Credit/Debit card is subject to a £2 handling fee.
  6. For a single night booking, payment is preferred in advance or at time of arrival.
  7. Sorry, we do not except cheques.
  8. Any damage to or removal of the fixtures and fittings must be paid for.
  9. We are a no-smoking establishment anyone found to be smoking will be asked to leave with no refund.
  10. Luggage and personal belongings left unattended are not the responsibility of The Brae Lodge Guest House.
  11. Sorry, we do not allow pets or animals in the guest house or its grounds.
  12. Check out is by 10am Weekdays/Saturdays and 10:30am Sundays.
  13. Our check in time is 4pm. We do not operate a 24 hour reception so arrangements must be made for any other time.
  14. Check in is subject to room availability.
  15. Any discounts and/or special offers are subject to change during the seasonal periods.
  16. No responsibility is taken for loss or damage to vehicles parked in the car park.
  17. Guests are advised to remove all valuables and keep their vehicles locked at all times.
  18. Vehicles cannot remain in the car park after guests have checked out of the guest house.
Cancellation Policy

We strongly advise you to take out Travel Insurance for cancellation and other unexpected events.


  • We reserve the right to amend the cancellation policy.
  • All cancellation notices must be in writing or via e-mail.
  • A cancellation request is for the full term of the booking.
  • Bookings cancelled within 7 days of arrival will be charged the full booking cost, if the room(s) are not re-sold.
  • Bookings cancelled within 14 days of arrival will be charged a one nights stay, if the room(s) are not re-sold.
  • Deposits received are non-refundable.
